I recently got a very interesting email, along with some relevant questions from Kim Kane, who is one of my clients.

Since it’s so timely, I chose to share it with you in its entirety.

You’ll want to pay special attention to my detailed response.

Dear Mr. Thompson:

I came across your website months ago and ordered your wipe out mold system and mold cleaning product. I had toxic mold in my clothes closet, where a broken hot water heater was constantly dripping and no one cared to fix the problem.

I contacted numerous companies locally and a whole host of them were unscrupulous and thieves. Thankfully I found your website. After going through your Wipe Out Mold System, I used the mold cleaning product after removing the tile floor and the old water heater and replacing it. I had an independent lab come out to take samples and the report came back that the mold was completely gone! How can I ever thank you enough.

But now I have another problem as I write this. The new townhouses that I live in (4 of them) are all connected by a common crawlspace. I had a home inspector go down into the crawlspace and he said there was enormous amounts of mold on one of the floor joists under my neighbors residence.

The other neighbors, including myself want to get the mold in the crawlspace alleviated. One of my next door neighbors does construction work and wants to go down with his other co-workers to get the mold out of the crawlspace.

In regards to my crawlspace, the prior owner of the home had someone come and place poly sheeting to go over the beams, but the beams (around 20) are not covered and there is a “great overabundance of mold” on the beams. The neighbor and friends are in the crawlspace now “scraping the mold away and using your mold cleaner.

My question is this, what’s the correct way to apply the product. Use a towel soaked in the mixture and going along the exposed beams, or take a home-made sprayer like from a Windex bottle and fill with the cleaner and spray the mold on the beam directly?

What size of the mold enzyme would it take to do a common crawlspace of four homes situated and sharing the same joist? How many gallons? Do you also recommend your “fogger” which is extremely high in value or can we hand spray the mold cleaner onto the beams? How much of the product would your recommend? Am I also proceeding in the right course?

I’ve been very happy with the product due to the fact that we had an outside lab tell us that by using your mold cleaner we had eliminated all mold. It saved me and my husband tons of money.

First of all, let me commend you on taking the steps needed to get rid of your mold problem, and more importantly, to get the job done right the first time around.

The huge benefit, as you noted, was the fact that you saved a ton of money on your project.

Congratulations!

Now, let me answer your questions.

The cleaning product needs to be sprayed directly onto the affected areas. And yes, you can use a spray bottle or pump up sprayer to apply it.

You’ll then simply scrub away the discoloration and rinse. That’s all there is to it. One thing I will tell you though, depending on how long the situation has been going on, the wood may have some dark black discolorations that might be permanent. This is quite common.

The decision on whether to invest in a fogger is determined on the size of area you need to clean. If it’s an extremely large area, the fogger will in fact save you a lot of time.

If you’re working with a smaller, or isolated area, using a sprayer will be just fine.

In light of this, there’s no way for me to know how much product you’ll need for this project, but I certainly can give you some guidelines.

Since you’re working in a crawlspace, with exposed joists, each gallon will cover approximately 200 square feet.

All you need to do is calculate the number of square feet you’re working with, then pick up the appropriate amount of mold cleaner.

The other important thing is to make sure that you thoroughly dry the affected area and make sure the source of the moisture problem has been repaired so you won’t have problems with future mold growth.

You’ll then have the same success that you did with your earlier project.
